5 Things To Do Before Listing Your Home For Sale

Ready to sell your home? As excited as you may be about the prospect of closing a deal, there are a handful of things you'll want to take care of before you list.

Find a Qualified Real Estate Agent

Start by finding a real estate agent or realtor to represent you in your sale. Yes, an agent or realtor will collect a commission on your sale (typically between 5% and 6%). However, when you consider all that your agent will do to make sure you get top dollar for your home and all the time they will save you, this small percentage is more than worth the price.

Get Rid of Clutter

No prospective home buyer wants to look at a cluttered and disorganized home. If you have closets that are overflowing or spare bedrooms that are being used for miscellaneous storage, it's time to prioritize getting organized. Consider holding a garage sale or donating things you no longer need. Or, if you can't part with most of your stuff right now, rent out a storage unit to keep your clutter in until your home sells.

Consider Minor Improvements

There are plenty of small improvements and repairs that can make your home more marketable and still give you a decent return on investment. For example, updating your kitchen with new hardware is relatively inexpensive but can make a big difference to a prospective buyer. Your real estate agent will be able to make some recommendations on the projects/repairs that you should tackle before listing.

Focus on Curb Appeal

The outside of your home is the first thing a potential buyer sees, so you'll want to make a great first impression. There are lots of things you can do to boost curb appeal, ranging from a fresh coat of paint on the front door to a few potted plants on the porch. The more inviting your home looks, the better your prospects when you sell.

Come Up With a Plan For Showings

Finally, if you have kids and/or pets, make sure you have a plan for handling real estate showings. If somebody wants to see your home, you may have very little notice to get yourself, your kids, and your pets out of the house. This can be a bit of a headache, but by following the advice of your real estate agent, your home shouldn't be on the market for very long.
