How To Prepare For A Home Inspection When Selling Your Home

Cody Day

When someone gives you an offer to buy your house, they will probably include a home inspection contingency. This contingency lets the buyer hire a home inspector to assess the home before closing on it. Buyers do this for protection. A home inspection helps them feel confident about their purchase, and it helps them find out if the house has issues they should know about before buying it. As a homeowner, you may want to take some steps to prepare for this event, and here are some things you might want to do.

Change the Furnace Filter

The inspector will check the furnace and all its components, which is why you should change the furnace filter before the inspection occurs. The filter keeps the furnace and your home cleaner, and changing it may help the inspector view the system more favorably.

Clean the Roof and Gutters

While you may not want to get on your roof yourself, you should find a way to clean the roof and gutters before the inspection. You can hire it out if you need to, but you should consider doing this step. Cleaning the roof and gutters helps the house look more cared for and helps with drainage issues.

Test the Smoke Detectors

Taking the time to test all the smoke detectors is also a good step to take. If you have a carbon monoxide detector, you should test that too. If you do not have one, you might want to buy one before the inspection. When inspectors find out that homes do not have these, they often recommend getting them.

Label the Electrical Panel

The inspector will also check the electrical panel in your home. If there are no labels on it, he or she will note this in the report. You may have to label them before you can close on the house, so you should do this now to get it out of the way.

Fix Any Minor Issues

Finally, you may want to examine all the parts of your home to look for any minor issues the inspector might find. If you fix them now, the inspector will not have to include them as problems on the report for your home.

Taking the time to address and complete these steps may help you have a more favorable home inspection. If you have questions about the process or what inspectors look for, contact your real estate agent or a local home inspector.
