Thinking About A Pool Home? 3 Things To Check First

If touring a home with a pool instantly spurs ideas of basking in the sun with a drink in your hand, you might be ready to take the plunge and put in an offer. However, before you do, there are some important things to evaluate. Here are three things to check before finalizing a real estate deal when the home has a pool.

1. Nearby Landscaping

When you tour the home, pay attention to the landscaping around the pool. Are there tall trees, overgrown bushes, or other elements that would have to be scaled back so extra leaves and organic material doesn't enter the pool? Does the landscaping create an enjoyable environment, or does it block other views? 

If the landscaping needs a lot of work, it could be a while before the pool is easy to take care of. For instance, you may need to have trees removed or bushes trimmed before the pool stays relatively clean during the day. 

2. Pool Condition

During the due diligence period, have a pool inspector come out to look at the condition of the pool. Ask them to check for leaks, cracks, and issues with the pool pump and deck. Have the water tested for the proper chemistry, so you can learn about any maintenance you will have to conduct after moving in.

If big issues are spotted with the pool, you could choose to back out of the deal or request that the sellers repair the issues before you move forward. Sometimes, a simple inspection saves buyers thousands of dollars in the long run.

3. Utility Bills

Oftentimes, you can get a report from the city or utility company to learn more about how much a single residence spends on services, such as city water. Many areas consider this information public knowledge since it could be a major determining factor in whether or not to buy a home. If you want to buy a home with a pool, contact the service provider to ask what the average water bill looks like in a month. This number may be higher if the pool has problems, so it can also help you to spot an issue with the pool. 

During your home search, don't forget to be true to who you are and committed to finding a property that offers exactly what you are looking for. Pay attention to the relative value of the property and the opportunities for the land, so that you can make a good investment.
