4 House Hunting Mistakes To Never Make

Shopping for a house in this market can be quite difficult. While you may find the perfect house one minute, you may be in a bidding war to get it the next minute. Because buying a house is likely the most expensive decision you will ever make, it's important that you don't make any rash decisions. Your goal in buying a house is to find the perfect home at a price that won't make you go bankrupt. Additionally, there are a few other things that you should avoid. 

Mistake #1: Not Getting Pre-Approved

As soon as you make the decision to buy a house, you should go to get pre-approved for a home loan. Once you are pre-approved, you will basically be starting the home loan process, which can put you ahead in any bidding war. Plus, after you get pre-approved, you will have a letter stating how much money you qualify for to help you narrow down your choices. 

Mistake #2: Not Doing Your Due Diligence

When you are buying a pre-owned home, you have what is called our due diligence period. This is a period that allows you to have the home inspected to ensure that nothing is wrong with it. If there is anything wrong with the home, it gives you the opportunity to back out of the sale without losing your deposit. Make sure that you have your home professionally inspected from top to bottom. If there is any damage but you still want to buy the house, you can negotiate the price with the seller to help you pay to have it fixed. 

Mistake #3: Overbidding

Yes, it's true that this market is basically full of bidding wars, but that doesn't mean that you should overpay for a home. Make sure that you and your real estate agent have pulled comparison reports for your neighborhood so that you know that you aren't going to overpay for your home. 

Mistake #4: Buying the First House You See

Yes, it's true that you may walk into the first house you see and fall in love with it, but if you haven't seen any other homes, you will have nothing to compare it to. Have your realtor dedicate at least an entire afternoon to seeing a bunch of different houses so that you can make a strong comparison.
