4 Things To Know Before You Buy A Ranch

Whether you have reached retirement age or you are just wanting to change up your lifestyle, nothing may speak to you quite like the thought of living at home on the range. If owning a ranch is something that you've always wanted to do and you are ready to turn your fantasy into a reality, then there are a few different things for you to consider before you start look at ranch properties for sale and before you dive into the financing aspect of it all. 

1. Know What Kinds of Animals Different Types of Land Will Support

One of the biggest things that you should consider before you buy just about any ranch property and put some animals on it is what types of animals specific land plots will support. For instance, if you are wanting to have cattle, you are going to need a large amount of vegetation for them to eat, which will require that the soil is rich and that there is enough access to running water. As a good resource, consider contacting your local USDA office to see. 

2. Figure Out If You Can Build On the Land

Unfortunately, not all land is buildable, especially when you are dealing with soil that has a lot of clay in it (is hard to dig) and in areas where there is no access to water lines and electricity. If you not only want to run a ranch but you intend to live on it, make sure you work with a real estate agent that has access to all types of information about the land, including the ability to build on it or not. 

3. Ask About Flooding and Drainage

When you are dealing with ranch property, it's typically either in the desert (which is prone to having flash floods) or it's in a part of the country where there's not a lot of drainage (like the Midwest). Ask your realtor to look into the flood zones and drainage access on your property because the last thing you want is to be stuck with a flooded property that you can't do anything with. 

4. Find Out If There Are Land Restrictions

Depending on the zoning laws on the ranch and lot you buy, there may be restrictions regarding things like burning, growing, harvesting, and planting, Make sure that before you sign any papers that you find out about all of these restrictions so that you know exactly what you can and cannot do on your property.
